Terms & Conditions

We believe that honesty, fairness and transparency should the basis of any relation. We put customer satisfaction as our priority, and we will always strive to come to an amicable solution for any issue that may arise. Nevertheless, we think is it is important to outline our terms and conditions following what is common practice in the tourism industry.


1. Rates

– If any prices are mentioned they refer to Euro currency. Accommodation prices refer to prices per house per night.

– For further information regarding the number of guests we can accommodate in each room/property and any extra charges for additional guests or services required, please contact us. 

– Rates are subject to change without notice. Accommodation is subject to availability.

– Final cleaning at the end of the rental period; a charge of € 200 will be made for this service, in case the house is not left in proper conditions.

– Bed linen and towels: all beds are freshly made on arrival. Bed linen is changed once a week. Towels for kitchen and bathroom are also provided and changed once wekly. The towels are not allowed to be taken to the beach.


2. Bookings, Payments & Cancellation Policy

– Bookings can be made by any booking portal or directly to us via email form in our own webpage www.seasintra.com.

– For bookings made at any third party booking portal, terms & conditions indicated in the respective service provider will apply.

– For booking made through direct inquiry to us will be subject to these terms & conditions or as agreed in written between the parties

– can be via email, fax, letter (no special form is required).

– For any booking we require a confirmation deposit of 50% of the total price due. If 5 days after booking the confirmation deposit is not received, we will not consider ourselves bound to any previous agreement.

– Balance payments are due at least 60 days prior of arrival or as otherwise agreed between the parties. Failure to comply with agreed terms will be considered as “no-show” and no refund will apply.


Cancellation fee policy:

•   Cancellations 60 days or more prior to check-in date – 20% of total stay value will be retained by us

•   Cancellation 59 to 16 days prior to check-in date – 50% of total stay value will be retained by us

•   Cancellation 15 days prior to check-in date – 100% of total stay value will be retained by us


Cancellations are only effective on receipt of written notification.

The refund of any of the percentages written above, can take from 5 to 25 days after the cancelation depending on the bank.

No refunds are given for ‘no show’, vouchers, flight cancellations, delays or departure from the houses early or by any mistake on the booking process.

We strongly recommend that you purchase travel cancellation insurance to cover any possible loss.


3. Check-in & Check-out Policy

– Arrival time should be announced in advance to enable sufficient organization of the guest’s check-in and access key delivery.

– Check in time, is any time after 5pm. If guests arrive before, we can offer to hold luggage. if guests are expecting to arrive later than 8pm, it is important to let us know the exact arrival time, especially when travelling by one’s own means as we are not a traditional hotel, we do not have 24-hour reception service but will do all possible to accommodate to late arrivals.

– Check out time on the date of departure is 12pm. If the house is not vacated by this time, the customer will be subject to the cost of another night.


4. Liability & Guest obligations

– The booked accommodation may only be occupied by the contracted number of guests of the reservation and approval by us

– client must indicate the exact number of guests.

– In case of overcrowding, we have either the right to demand a reasonable compensation for the period of overcrowding, or either force the extra people immediately to leave the rented property.

– Guests are not allowed for letting part or all of the rental property to others or to allow them the use of it.

– Pets are NOT allowed at the property, including its grounds and garden.

– The Client must use the rental property as intended and must leave the property in good order, clean and tidy and in the same conditions as they found it.

– If there is need for an extra cleaning service after the departure or during the stay or damages of the house or equipment, we are entitled to provide our customers the costs incurred as damages in the bill.

– Client undertakes to conduct him/herself as a good occupant and to employ the accommodation only for the purpose for which it is intended.

– Client agrees to discharge the cost of any damage to the accommodation or contents and to pay any fees in relation to overstaying.

– Client must return all sets of keys on departure.

– If Client loses the keys, it is subject to a fee of €125 (replacement costs of locks).

– If Client loses the electronic control of the gate, this is subject to a fee of €50.

– Seasintra does not accept reservations for illegal or immoral activities.

– The Client must notify immediately Seasintra of any damage the Client has caused to the accommodation or its contents. Client shall be liable for such damage.

– Client is not allowed to make any alteration or addition whatsoever to the accommodation or its contents.

– The Client whose name is on the booking confirmation email will be responsible for the behavior of the entire group and shall avoid any illegal activity.

– According to the General Noise Regulations (Decree-law 292/2000, from 14th of November), Clients are obliged to respect the neighborhood and not cause noise, between 10.00 pm and 07.00 am, under penalty of being asked to leave the house.

– It is strictly forbidden to smoke inside. Client has primary responsibility for their own safety during their stay at the accommodation. Any fire or health & safety guidance which is provided to Client must be read carefully and Client must listen to any instruction or explanations which are provided by Seasintra staff when showed around the accommodation.

– If Client becomes aware of anything during his/her stay which he/she believes is a health & safety risk he/she must inform the owner immediately.

– When leaving the house, Client should ensure to leave electrical appliances turned off, windows- and shutters closed.

– Any photo or video shooting & production taken in the property for advertisement, propaganda or commercial use are strictly forbidden during the stay. Photoshoots and media matters should be discussed and agreed in advance prior of the booking.

– In case that Client(s) fail to comply with these terms and conditions, or in case of misbehavior, Seasintra reserves the right to invite Client(s) to leave the house without any compensation.



4. Disclaimer

– Seasintra and its owners, directors, management and employees shall not be responsible for any damage caused, directly or indirectly, that may occur during the stay of the Client in the house, such as (but not limited to): injury to person or possessions, theft or criminal behavior, losses due to fire or misconduct, etc.

– No liability shall apply to burglary, theft and gross negligence

We therefore strongly recommend all guests to purchase a travel baggage and accident insurance.

– Any service offered and provided by a third party (ie. surf, yoga classes etc.) are for the responsibility of such third party.

– Seasintra cannot be held responsible for inconvenience as a result of work by third parties such as the council, local government, garden services, etc.

– The same applies in respect of any deficiencies in the supply of electricity, water, GSM signal or internet.

– Seasintra does not accept responsibility for loss or theft of or damage to luggage, personal items or vehicles, nor for any costs resulting from late arrival at the holiday property due to delays.

– Swimming Pool:

Use of the Swimming Pool is for the risk of the Client. Seasintra excludes any liability for any harm/injury caused by inappropriate use of the swimming pool. It is not allowed to use any sharp objects in the pool (rings etc.) or use any objects of glass in or around the swimming pool to avoid personal injury and damage to the pool. No stones or any other objects may be thrown in the swimming pool. The surface around the pool gets very slippery if wet, to prevent accidents, it is therefore not allowed to run around the pool. The pool will be checked and cleaned by personnel once weekly.

Children should never be left unattended in the pool area.

– In the rare case that the house that the Client booked becomes unavailable, due to damage from a water leak, for example, or by any circumstance beyond control of Seasintra, we will not be liable for the inconvenience caused, but will take the necessary procedures to relocate the Client in an another house with similar characteristics.If the Client does not accept the proposed alternative house, the total amount (excluding costs related to the days when the house was used by the Client, whenever applied) will be refunded, but we will not be liable to the Client for any further amounts in respect of the cancellation of the booking.

6. APPLICABLE LAWSince SeaSintra is located in Portugal, these conditions are subject to Portuguese law.The Portuguese Courts shall have sole jurisdiction in the event of legal action concerning SeaSintra.
